Role and Relationship Disclosures
Custom homebuilding involves many parties. Before you engage with us, please understand who we are, who we are not, and how the money and paperwork flow.
Who we represent
BuilderWarden is a paid pre-construction advisory and coordination service operated by [TODO: LEGAL ENTITY NAME]. We work on your behalf as a concierge to organize the property, design direction, budget framework, financing readiness and specialist coordination required to begin a disciplined custom build.
We are not, and unless separately and explicitly engaged in writing do not act as, your real estate broker, attorney, lender, mortgage originator, architect, engineer, licensed inspector or general contractor. Advice specific to those disciplines must come from the appropriately licensed professional.
Fees and deposits
The $3,500 engagement fee is a fee for advisory services paid to [TODO: LEGAL ENTITY NAME]. It is not an earnest money deposit, a construction deposit, or funds held in escrow for a real estate transaction.
BuilderWarden does not hold earnest money, construction deposits or escrow funds. Those funds are handled directly by licensed third parties, such as the title or escrow company, the lender, and the builder, under separate agreements between you and those parties.
Third parties in the process
BuilderWarden coordinates with third parties who are independent of us, including builders, real estate brokers, architects, engineers, surveyors, lenders, title companies and other specialists. Those parties enter their own written agreements with you and are responsible for the services they provide. Referrals or introductions do not create a joint venture, partnership or agency relationship between BuilderWarden and the third party unless expressly stated in writing.
Illustrative pricing
All working budgets, cost allocations, conceptual renderings, preliminary directions and property information shown on the site or generated through the guided intake are illustrative and subject to diligence. Nothing is binding until you and the relevant counterparties execute the applicable engagement, purchase, financing or construction agreement.

BuilderWarden currently serves clients in New Hampshire, Maine, Massachusetts and Florida. Availability for a specific property or project is confirmed during discovery and prior to entering an engagement agreement.
