The Property & Vision Engagement
A fixed-scope, fixed-fee advisory engagement that produces your written Vision Brief and a recommended design pathway before you commit to design fees, engineering or a purchase agreement. You know exactly what you are buying, what you will receive and when.

Fixed advisory fee
$3,500
A single, transparent fee for a defined engagement. Illustrative pricing elsewhere on this site remains illustrative. This one is fixed.
Illustrative project scale
Every buyer engagement is priced independently, but the projects we coordinate cluster into three illustrative scales. Use these as a reference before your engagement, not as a quote. Your own numbers are grounded in your specific property and program during the Vision Brief.

30A Panhandle Florida, mid-coast Maine or Cape Cod, roughly 4,000 to 4,800 sqft with elevated construction, deep porches and higher-end material specifications.
Ranges illustrate scale, not a proposal. Actual land, hard costs, soft costs, allowances, contingency and reserves are developed against your specific property inside the engagement.
What it is
The Property & Vision Engagement is a paid advisory commission for a private executive discovery session, a written Vision Brief, and a recommended design pathway of Signature, Adapted or Bespoke. The work is performed by your BuilderWarden advisor and completes in 10 to 15 business days from the discovery session.
What is included
Up to 90 minutes with your BuilderWarden advisor, focused on how you want to live and what the home must accomplish.
A structured read of the specific property you are considering, including known constraints, opportunities and open questions.
A working outline of the home: spaces, sizing, adjacencies and the priorities that shape design decisions.
An illustrative all-in range covering land, hard costs, soft costs, contingency and reserves so the numbers are grounded from day one.
A candid look at your position, timing and what a lender will expect, so financing does not become the surprise late in the process.
A clear read on whether to proceed, revise, evaluate another property or pause, with reasoning you can act on.
What is delivered
At the end of the engagement you have a record, not just a conversation. The Vision Brief is yours to keep, share with your spouse, attorney or lender, and reference at any point in the years ahead.
What is not included
The engagement is discovery and diligence, not design production or property acquisition. Naming this line clearly protects you from paying for downstream work before it is warranted.
Terms in plain language
What happens after completion
Advance into commissioned design and pre-construction work under a separate agreement.
Refine the program, the property target or the investment framework and continue with a clearer picture.
Apply what you learned to a different site without repeating the discovery work.
Stop with a written record you own. Stopping is a legitimate, respected outcome.
Ready to begin
Define the home, the property target and the investment framework in about ten minutes. You will see an immediate written summary. If you decide to move forward, that becomes the foundation of your Property & Vision Engagement.
All working budgets, allocations and preliminary directions remain illustrative and subject to diligence. Nothing is binding until you and the relevant counterparties execute the applicable engagement, purchase, financing or construction agreement.
