What it is

A paid advisory commission with a defined product at the end.

The Property & Vision Engagement is a paid advisory commission for a private executive discovery session, a written Vision Brief, and a recommended design pathway of Signature, Adapted or Bespoke. The work is performed by your BuilderWarden advisor and completes in 10 to 15 business days from the discovery session.

What is included

Six pieces of work, coordinated as one engagement.

  • Private discovery session

    Up to 90 minutes with your BuilderWarden advisor, focused on how you want to live and what the home must accomplish.

  • Property review

    A structured read of the specific property you are considering, including known constraints, opportunities and open questions.

  • Preliminary program

    A working outline of the home: spaces, sizing, adjacencies and the priorities that shape design decisions.

  • Investment framework

    An illustrative all-in range covering land, hard costs, soft costs, contingency and reserves so the numbers are grounded from day one.

  • Financing-readiness review

    A candid look at your position, timing and what a lender will expect, so financing does not become the surprise late in the process.

  • Written recommendation

    A clear read on whether to proceed, revise, evaluate another property or pause, with reasoning you can act on.

At the end of the engagement you have a record, not just a conversation. The Vision Brief is yours to keep, share with your spouse, attorney or lender, and reference at any point in the years ahead.

What is not included

Deliberately scoped. These are commissioned separately.

The engagement is discovery and diligence, not design production or property acquisition. Naming this line clearly protects you from paying for downstream work before it is warranted.

Terms in plain language

How the fee works and what happens next.

The fee is fixed and paid on execution
$3,500 USD, paid on execution of the engagement. The fee compensates BuilderWarden for time and work performed and is non-refundable once discovery has begun.
The property is not reserved
This engagement does not reserve the property, take it off the market or grant you a right of first refusal. The property remains actively marketed until a separately executed purchase agreement, and if applicable a construction agreement, are signed and all required deposits have been received.
Credit toward the next stage
At BuilderWarden's discretion, the engagement fee may be credited against the next stage if you proceed within 90 days of the engagement's completion.
Engagement term
The engagement expires 60 days after acceptance unless both parties agree in writing to extend it.
If the property fails feasibility
The brief still has value. You can apply it to another property, revise the program to fit the site, or stop before making a much larger mistake. Stopping is a legitimate, respected outcome. A disciplined 'no' at this stage is one of the most valuable things this engagement can produce.
What you own at the end
You keep the written Vision Brief. It is yours, permanently, and travels with you whether or not you proceed with BuilderWarden.

Advance into commissioned design and pre-construction work under a separate agreement.

Revise

Refine the program, the property target or the investment framework and continue with a clearer picture.

Evaluate another property

Apply what you learned to a different site without repeating the discovery work.

Stop with a written record you own. Stopping is a legitimate, respected outcome.
